ADU (Accessory Dwelling Unit)
CITY OF FLAGSTAFF PROPERTY OWNERS
1) According to the City of Flagstaff housing authority, there is a housing shortage of 7000 homes.
2) The city has declared this a Housing Emergency.
3) One strategy to help provide additional housing is to allow homeowners to add a 300-600sf ADU to their property for the purposes of renting to local residents.
From the City of Flagstaff:
“In an effort to create more affordable housing options, the City established Accessory Dwelling Units (ADU) as a permitted use on lots with an existing single-family home. The ADU is not subject to the density or lot size requirements, in other words it is allowed as an additional dwelling unit in compliance with zoning code 10-40.60.030. The code establishes the minimum standards for an ADU and includes a minimum size of 300 sf to a maximum of 600 sf, one of the units must be occupied by the property owner or both units leased to the same party, the unit must be hooked up to sanitary sewer & water.”
COCONINO COUNTY PROPERTY OWNERS
Approval of Accessory Dwellings shall require compliance with the following performance standards:
1) A maximum of one Accessory Dwelling is permitted per Lot.
2) In all single family residential areas, an Accessory Dwelling of up to 600 square feet livable area is permitted regardless of Lot or principal Dwelling size.
3) Accessory Dwellings are further limited to 50 percent of the livable square footage of the main Dwelling up to a maximum of 1,000 square feet for a Detached Accessory Dwelling, or 1,200 square feet for an Attached Accessory Dwelling.
4.) Family Dwellings, Modular, Manufactured Homes (including Park Models or Tiny Homes built to modular or manufactured building code) may be used as an Accessory Dwelling in zones where those are allowed as primary Dwelling Units. Travel Trailers, Recreational Vehicles, and Mobile Homes are prohibited Accessory Dwellings.
5) All utilities may be on separate meters than the principal Dwelling unless otherwise prohibited by a utility company.
6) Maximum separation between the principal Dwelling and Detached Accessory Dwelling shall be 100 feet on Lots less than 4 acres and 200 feet on Lots 4 acres or greater. Separation distance shall be measured from the closest outside edge of each building.
